ISO 41001:2018 Facility Management – Management System
Having proven experience in enabling the first FM organisation in South-East Asia to achieve the ISO 41001:2018 certification, we witnessed in our client’s increased productivity, improved quality and advancing with innovation in their FM practice.
The principal ISO 41001 consulting team is led by an ISO audit professional who has extensive and demonstrable experience of auditing and a Certified Facility Manager, awarded by the International Facility Management Association with management system development and auditing experience. Both professionals, each has over 20 years of relevant experience, leading and managing the team in developing and implementing the ISO 41001:2018 FM – Management Systems.
OKRs Facilitation and Coaching
FMS adopts Objectives and Key Results (OKRs) as performance management tool in guiding FM teams to proactively keeping pace with organisational change.
Organisational change is inevitable for businesses to remain relevant and competitive in today’s volatile, uncertain, complex and ambiguous business environment. For FM to fulfil its mission in accommodating and facilitating business success, it needs to change in supporting its organisation’s strategy shift.
Our Principal Consultant, who is certified in training and assessment (ACTA-Singapore) and in Action-Based Training (Dip-USA) will facilitate in workshop setting and coach in assisting the leader to cascade the Business Level Strategic Objectives (Organisation) to Functional Level Strategy (FM), emphasising on the FM Objectives, Key Results and Targets, as framework for greater level of communication and feedback, to foster communication amongst fellow members. One key aim is to help the team members to see how their part can help the department and the organisation to achieve the set goals.
The OKRs methodology is applied in fulfilling the ISO 41001:2018 Clauses 4, 5 & 6, for contextualising the FM organisation, leadership and planning.
Facilities Condition Survey
It is a systematic process in examining the facilities and built-environment elements and their components. Its purpose is to assess, report and advise on the state of the facilities. The Facilities Condition Survey (FSC) service serves, as an external professional appraisal, to assess if:
- Operational Level Agreement and the Service Level Agreement are being fulfilled by the FM functional department (demand organisation);
- FM service providers serving the demand organisation is fulfilling the service contract requirements and quality expectations;
- Contractors, engaged by FM service providers (clients), are performing and delivering the expected quality of facilities services by their clients.
The scope of condition survey is wide, covering: external examination of building, evaluation of the facilities performance, evaluation of the operations, compliance with legal requirements and identifying future facilities requirements. The depth within each of these scope segments would consist of analysis of condition data and information for developing a knowledge base of the condition of facilities.
FCS methods range from simple inspection done visually to detailed assessment using auditory and kinesthetic sensory acuities or engaging specialist professionals to conduct even more detailed investigations and examinations.
A FSC report will be provided, indicating the state of defects and the corrective actions, if needed.
